Possible furhouse anyone?

Here's the situation.

I am currently renting the 2 bedroom basement suite by myself for $850, including power, Bell Satelite with a bunch of value packs, dishwasher, and really nice front load washer and dryer that are shared with upstairs.

Upstairs is going to be available for rent at the 1st of June.  It is a 3 bedroom, with all the same included, for $1500.

Let me know if you are interested, and I will arrange to introduce you to my landlord, so he can show you the upstairs.

I am right on the corner of 200th Street and 50th Ave.  It's a really nice house, so I ask that you be respectable to the property should you decide to move in.

Is there a garage? pets? Fenced in yard? How much for a room? Utilities included?

Pets OK.  That includes dogs, cats, birds, whatever, for the upstairs suite.  Downstairs I would prefer no birds, because with two bird hunting cats downstairs already, it would not be fair to the birds, and I have a very hard time tolerating being woken up by a screaming bird when I work the night shift.  (Star's birds didn't bother me.  Carrie's did, big time.)

No garage.  I wish it did, I need a place to put my drums where they won't bother other roommates.

I have listed what utilities are in my post above.

Downstairs room is $450 and also includes home phone and internet.  I also have a Wifi Draft-N router hooked up, so upstairs can take advantage if they have wifi receivers.

Upstairs is $1500 for the whole suite, so if there are 3 roommies up there, $500 each; Two, $750.

Back yard is fenced and gated, suitable for dogs.  I would suggest dividing up the yard so that the dogs have their own run...  I have noticed that many dog owners do not pick up their dogs' poop every time, and it would simply be less headaches that way.  I am willing to help with such a project, as I have one potential roommate that wants to get a dog.

Extra facts to add:  The landlord does not live on the property.  The property is NOT 420 friendly.  There is an empty lot next door if you feel the need, and a very large park just up the street.  (High Knoll Park.  Sounds suitable?)  There is also a community shuttle that stops right in front of the house, and another route that runs until about 3am just down the street, both with access to Langley Center, and daytime hours access to Surrey Central.
