I know this aint the demographic for most furs, but the neighborhood is quiet, the place is clean and safe, it's 2 blocks from a rec center with huge pools and ice rink, rona, jysk, rub, tim hortons, a gas station conveniance store, and one of the fuggin best produce stores ive known. Also same distance from the 502 bus route, which is a very big one that goes into langley and to the sky train. My old neighbors would walk to the grocery stores nearby, but im lazy, by car your 5 minutes from pretty much everything, even guildford mall.

Rate is 800 that includes everything including laundry, exept net and phone.

Land lady is elderly with huge allergy issues, and previous tennants have tried to keep fuzzy things thinking she wont notice... oh she noticed once she started getting sick and not being able to breathe. She wouldn't want any more than 3 people, and quiet, mature people that dont change appartments every season are a must ( in b4 "wtf mayhem, quiet and mature, how do you live there?!")

so if your not looking for a doghouse, and want a quiet, safe slice of suburbia, that  sharing this with 2 others seems affordable. that and youll get to hear me bicker with my mate when he comes over to visit

That's a very bad crime area.  I lived right there before, and we had stuff stolen out of our garage EVERY DAY.
