With Zareth moving out, Loial and I will eventually have a room available, soft-dated for June or so, pending Zareth's ultimate plans. We're very much so a house of tinkers, between the two of us, and we do so love other crafters. There's a lot of storage space in here, a generous amount of data-service (Deets below), and a full workshop available for shared use, if you're respectful of my tools. With that in mind, we're asking $500, and the house rent is $1300 total plus $300 for the rented shopspace, with utilities split evenly 3 ways. The details are as-follows:

- Transit access is passable, but not perfect. Gateway Skytrain is a 15 minute walk from here.

- Parking is available for 1 extra vehicle at the moment. We have my car in the household.

- We have a private laundry room with washer and dryer. It also occasionally doubles as a brewing room. If you're a beer drinker, I do occasionally brew tasty ales...

- The workshop affords a tremendous amount of project space. We have relatively complete woodworking tools including a lathe, and at the moment, we have a metalworking CNC in-house. In general, if you want to build it, we have some way of building it here, whether it's a table, a sewing project, a suit of armor... it can happen here. Workshop has good power, and 240v service. I do reserve the right to bar the use of my tools if you're using them in a fashion likely to split your hand or start a fire, however!

- No pets at present. Cat allergy in house, so sadly, four-footed purr-packets are out of the question. Dogs are iffy; Ask. We'd have to settle a pet deposit, but the house is otherwise pet friendly. Sneks welcome, too, if you happen to have a nope-rope. Owing to the back neighbor's outdoor cats, though, outdoor pets will be dicey at best; I have no idea how they react to dogs.

- One room upstairs has been dedicated to studio work, from painting to plasticwork. VancouFUR 2016's theming was constructed in there.

- Fairly spacious living room with HDTV. Consoles welcome, just as-before, respect the tools and things.

- No groceries within walking distance, alas. There are two convenience stores within a short walk, and we frequently drive out for groceries, but you'll either have to drive for your own, or make trips with us.

- We cook oddball things. If you're willing to eat the experiments of a well-learned baker and two cooks not bound by cultural stratum in the kitchen, you'll never go hungry. However, this also does mean we rarely keep packaged foods on hand, preferring instead to cook from whole ingredients. If you do the same, this will cut your food costs down significantly.

- The bedroom in question is smaller than the amount of shared space available to you. It's a fairly typical suburban house bedroom with sufficient space for a double bed and desk, a large closet, and an east-facing window. 2nd floor, stair access. A few basic articles are available for use; We have a couple stray desks not currently in use, eg.

- Internet service is on managed hardware with a compartmentalized network and failover options; We have a redundant connection, and a static IP. Generally, the internet going out here means the internet has gone out for everyone else along with the power too. We've run household game servers in past. We optimally get anywhere from 50 to 60 megabits down, 10 up, and have commercial networking hardware. We're wiring soon, too; Household Ethernet in-wall.

- Very, very amenable house to upgrades/changes. One of my first acts upon moving in here was to replace the kitchen sink plumbing & tap with a brew-kettle friendly rig. Painting is permissible within a basic limit (No shades that can't be covered with more than two coats), for instance.

- Utilities are as follows:
$40 share of internet monthly, $30 share of gas through Fortis (We've made significant efficiency tweaks!), and power bimonthly, averaging ~$70-mo (But this has steadily been decreasing - We've switched almost entirely over to LED lights, upgraded some appliances, etc... we're also seeing if we can further leverage utility changes now that we know how utterly rubbish the HVAC is in the back half).

The ideal roomie is one who makes things. We're big on collaborative projects, we love seeing what you'll cook or sew, and we don't mind sharing our tools. Sadly, the workshop portion of rent is *not* negotiable; It's up to you if you choose to use that space, but whether or not you use it, living with us means someone can't otherwise readily make use of the space if you won't. Good couple of fuzzballs, these two. I can say with confidence that It's a good place to be, haven't had any issues since I moved in, very relaxed, fun household.

The room itself is good for someone that's a little compact. My queen bed, a small desk and laundry baskets fit without any issues, and the closet space has tons of room for whatever you'd need, I don't even have a need for a dresser, everything fits on separate shelves.

Unfortunately, no; Already covered this when we were initially looking for a roomie the first go-around. With the back neighbor having two predominantly outdoor cats, the smaller size of the private space indoors, and the amount of chemistry/powered equipment around in this house, I'd be concerned for the health of the dog, or the possibility of the cats picking a fight they'd end up losing; They've never lived around dogs, so having them outdoors would be iffy. There isn't enough indoor space for a pair of friendly behemoths to stay healthy here. Smaller dogs and animals might be okay, but we'd have to change up how some equipment and chemicals are stored, as none of it right now takes a curious dog into account, and the thing I badly want to avoid is a poisoned or electrocuted or lacerated pet!

Not aware of anything presently. This would not work here, unfortunately.
