Hi!

I am moving to Seattle but I would like to keep my house here in New Westminster, which means it has to get rented out!  And I need someone local to manage it (preferably to live in it although I could pay someone offsite to manage it too.)  Originally I bought this place to rent out rooms, and I think that is still a good way to go, especially for the moment while it is undergoing renovations and upgrades.  This may not be exclusively a furry house.  Mind that it is a boarding house and it should be respectful of anyone who comes in, meaning no porn allowed on the walls in common areas, etc, and just basic common sense and politeness.

The major responsibilities of a manager will be to find tenants, make sure that people get along and such, basic maintenance of the house, and yard work.  Responsibilities might be negotiable for partial rent.  For example, if you don't like yard work I could hire a professional gardener and you could pay $100/mo rent or something like that.  Hiring a maid is another obvious choice.  You should own a vehicle since from time to time you will need to get rid of excess recycling, buy lawnmower gas, pick up basic supplies, etc.

The Manager would be able to live in the master bedroom for free.  It is a large bedroom, with a huge private en-suite including a private jacuzzi.  While renovations are ongoing, it is unlivable, so personally I am sleeping in the dining room, which works for now XD, you could also stay off site until it is ready to go.


Responsibilities:
- Finding tenants (posting ads, interviews, contracts, etc)
- Collecting rent and whatnot
- Basic house maintenance
- For more than basic house maintenance, notify me and we can bring someone in to fix it
- Keep the house relatively orderly
- Basic yard work


Qualifications:
- Must be easy to get along with (tenants and neighbours!)
- Prefer someone who has lived with several other people previously (either 1 at a time or all at once is fine, just be a good judge of character of roommates)
- Responsible, and be able to hold a job
- Should be handy with basic things
- Clean, tidy, etc.


House:

The house is quite large, about 3500 sq ft.  The basement is rented to a non-fur, who will also need to be managed, but he is very easygoing.  There is laundry in the basement, shared.  There is a large living room, a dining room and a kitchen (duh).  Downstairs is one small bedroom and bathroom, upstairs has 3 bedrooms and 2 bathrooms, and above that a bachelor suite attic.  Once the renovations are done the house will be quite nice.  I'm not sparing many expenses.  It will be sound proofed, almost fully hardwood/tile floors, wired internet, and some nice trimmings to make it feel homey and welcoming.

There is a skytrain station a 10min walk away, a Thrifty's in one block and a Safeway and other shops about 4 blocks away, so the area is convenient.  It's also really quick to get onto Hwy 1, into Burnaby, Surrey or Richmond.

There is an almost fully fenced back yard.  If someone moves in with a dog or kid, the only unfenced portion is the driveway and fencing that might be negotiable.  There are a LOT of trees, which is really nice but creates a lot of work as well.  There is only a small lawn to mow though, so it doesn't take a lot of time to manage the yard.  Two car garage, 2 driveway spots and street parking.
